Got the power and water turned on at the "new house" for the inspection.

Inspection this Friday. And the high is supposed to be 32º after a 16º low the night before! Brrrr.

Inspection expected to last about 3 hours or more.

I plan on taking measurements of everything! I have made a floor plan of both levels so I can just add the measurements to it.

Hope the inspector turns on the heat pump (anyone have experience with heat pumps?) and the house is not frigid.

Will be sure to let you all know about the results. I am very nervous, hoping there is not a deal-killer found during the inspection.

I am also hoping this is the last major hurdle towards closing.

I have a heat pump and love it - what kind of questions do you have?

Well, this home has only a heat pump. For heating and cooling. Does it do both well? I am used to having a separate central air conditioning unit where I have lived.

We don't have any backup heating system in the home either, do we need one? And if so, what kind of backup heating systems are there?

Brandi - heat pumps will keep the house warm enough. They are basically air conditioners that work in reverse when running for heat. Instead of using the outside air to transfer heat out of the house, it sucks the heat from the outside air and transfers it in. We are running now ours now and the outside air is 6 degrees and the house is a comfy 69.  Tonight when the temp drops to 15 below, I may turn on the propane but even then it will work hard, but we will not get below 65. We have saved a TON of money over the propane forced air running this. Since we put it in three years ago, our gas use has dropped in quantity 50% or more. In the summer it will cool us down well (and we have a cathedral ceiling).  In Michigan we are required to have a back up source of heat, but unless it get REALLY cold, I do not run it. Let me know if you need any other information. I would highly recommend a heat pump to anyone.

Thanks for the info on your heat pump. I have read some stuff on them and they kinda confuse me. But I have also read that they are a very efficient use of fuel. The heat pump at the "new house" is a XL1200 Trane, with a SEER of 14 (AC) and 13.9 (heat). I think it is the original from when the house was built, so it may need replacing soon. We're gonna be close to broke after the closing, until we sell our current home.

Anyway, I am thrilled to hear you all are happy with yours up there where typically, you get really cold temps. That's reassuring to know.

We'll see what the home inspector has to say tomorrow about ours. Oh, and the roof. Those are the two main things I am worried about. Wink

Sorry this is late - been very busy shoveling SNOW and trying to stay warm. Friday when I took the kids to school is was 14 below air temperature. Today we have 4 inches of new snow this morning but it is 14 above!  So good news here.

Oh, Lord have mercy!

It's 70º here today, calling for a low of 23 tonight, and 8º on Monday night. The icing on the cake is: 6-12" of snow expected tomorrow, starting out as sleet around daybreak.

I am supposed to pick Ray (neighbor) up at the convalescent home where he has been for 2+ weeks, recovering from heart surgery. He had two bypasses and a valve replacement on 2-4-2014. Supposed to be ready for discharge at 11 AM. That's after about oh, 5 hours of it snowing. He really wants out, and it may be real tricky and dangerous to try to get him.

Not great news about the home Inspection, but not a deal-killer, according to my husband. I'll tell you all about it when I get time. Been busy researching plumbers! (Yes, we had the water turned on for the inspection and about 5 minutes after the system filled with water, suddenly a small hole in the downstairs ceiling broke through with a stream of water gushing out of it onto the floor!) The house had been "winterized" it said, and vacant for around a year. Hoping that no other leaks will appear when the pipe is repaired and water turned back on. Scary. We had to leave the electricity on and the thermostat on 55º so that we don't cause any frozen pipes now that the water is in the system, but turned off at the main cutoff. Not happy about heating a home we don't even own yet. But temps are going to be well below freezing for the next few weeks at night.

I'll report back to you all in a while.

That's good news it's 14 above.  I heard from Northern Rose and she said it's been a brutal winter up in Canada this year too.

Today depends where you are but about 16/19 with some snow flurries and icy rain. Going down to 10/14 tonight. Crazy. Took grandson and did all my errands yesterday and got all my shopping done. Figured I could just watch the snow etc. When daughter shows up. She was headed to the store but her windshield froze up and her defroster stopped working. So ended up taking her to the store. Got the windshield cleared up so she could make it home. The roads were starting to ice over. So no more trips for us.

Hopefully your neighbor will understand if you can't go out tomorrow and get him. Be safe if you go out.

My gosh about the Dallas weather! Dallas was on national news at 6:30 this evening how the temperature dropped so much and the ice/snow stuff you all are getting now. Glad all worked out with going to the store and your daughter's windshield finally got cleared so she could get home. Whew! You stay safe in your home and try to enjoy the late winter wonderland.

I called Ray today and he understands he may have to stay another day because of the weather. I'll make a judgment call tomorrow and call him and the administrator if I cannot make it. So I feel a little better, but he would really like to come home!

Going to go out to the grocery, as this snow storm has kinda caught me by surprise and I need my daily strawberries! LOL Going out around 10 PM so hopefully it won't be so crowded. In Virginia, if they call for any snow, everyone runs out to the grocery to buy milk, bread and eggs. We decided everyone has to have french toast when it snows! I just need my berries. heh

I can't complain  Even with the ups & downs with our weather. We don't stay really cold for days. weeks etc. 

Glad your neighbor understands you might not be able to go get him. Be safe if you go out. The wind was strong here with this cold front. They do the same here with rain, snow any weather change you name it and the stores are packed.

Stay safe and warm. Spring is coming sooner than later I hope.
